Buying a house or a cabin in Norway without living there

Anyone can buy in Norway. The difficulty is not the purchase — it is the settlement, then everything a house demands of an owner who has neither a number, nor a bank, nor a BankID.

The real issue — the settlement, then the day after

Until the deed is registered, the agent cannot pay anything to the seller. But the registration waits for the buyer's identity number, which takes weeks. A seller who learns this after the bidding worries; a seller warned in writing before the offer accepts. The difference lies in one clause.

Then the house is yours, and everything begins: the electricity supplier, the insurer, water, snow clearing, the phone — each with its forms, and almost all designed for customers who have a BankID. Some refuse; others accept a passport. Knowing which is winning the winter.

The questions you are going to ask yourself

  • How do I prove my funds and their origin to an agent who does not know the banks in my country?
  • Who requests my identity number, when, and what do I do during the weeks of waiting?
  • Which clause should be protected in the offer so that the deferred settlement does not make the sale fall through?
  • Does the municipality where I buy require me to live there?
  • Which supplier, which insurer accepts an owner without BankID?
Do I need a Norwegian bank account to buy?

Do I need a residence permit to own a house?

No. Owning is not residing. Living there for more than three months in a row, on the other hand, comes under another door. Moving without a job

Do I pay tax on the house when I do not live in it?

The municipality may levy a property tax, and Norway taxes wealth located on its soil. The details depend on the municipality and on your situation.
